Denser development is good for single-family home values

ScienceDaily (June 26, 2012) ? How do denser neighborhoods affect property values? And what's the economic value of walkable neighborhoods?

A study conducted by researchers at the University of Washington College of Built Environments and a South Korean university shows that, contrary to popular belief, there's a positive association between higher neighborhood density and the value of single-family residential properties.

Researchers modeled the values of single-family homes, multifamily rental buildings, commercial spaces and offices in King County, Wash., which includes Seattle. They used property values as a measure of economic value, analyzing them in relation to neighborhood characteristics that correlate with walking, including access to open space and public transportation, mixed-use zoning and pedestrian infrastructure such as sidewalks.

They learned that pedestrian aids, such as sidewalks and shorter street blocks, as well as a mix of retail, commercial and residential properties significantly contributed to increases in multifamily rental property values.

The researchers found that not only did the value of single-family residential properties increase with density of surrounding development, but that the quality of neighborhoods, as defined by access to other land uses, including parks, increased with density as well. But one of the lead researchers suggested some caution: "We should be careful to put the research results in the context of King County, where high residential densities are not those of Manhattan, and a relatively small proportion of the housing stock is in high-rise development," said Anne Vernez Moudon, a UW professor of urban design and planning who was one of the lead researchers.

"The results should not come as a complete surprise," Moudon said, "as it is well known that property values in neighborhoods like Queen Anne, packed with dense, single-family development and intermittent low-rise apartment buildings and condos near retail, are substantially higher than in some of the county's sprawling subdivisions."

It was more surprising, Moudon said, "to find that proximity to retail has a positive effect on multifamily rental properties, and that the value of retail properties benefited from strong pedestrian infrastructure."

"The Economic Value of Walkable Neighborhoods" was published in the April issue of Urban Design International. Dong Wook Sohn of Hongik University in Seoul, South Korea, started the research as part of his UW doctoral dissertation. Jeasun Lee, a UW graduate now at Yonsei University in Seoul, is a third author of the paper.

WASHINGTON (AP) ? Congressional bargainers are closing in on an agreement that would head off a July 1 doubling of interest rates on federal loans to 7.4 million college students.

Senate aides from both parties say the two sides were moving toward a deal on how to pay the measure's $6 billion price tag, the chief source of partisan conflict.

The goal is to push legislation through Congress next week so the current 3.4 percent interest rate on subsidized Stafford loans can be preserved for another year. A 2007 law gradually reduced interest rates on the loans but required them to balloon back to 6.8 percent this July 1 in a cost-saving maneuver.

The aides spoke on condition of anonymity to divulge details of the negotiations.

The new Keira Knightley-Steve Carell film, "Seeking a Friend for the End of the World," is not a traditional romance for a number of reasons — the main one being the meteor that is headed toward Earth and will likely end all life on the planet.

The other, less cataclysmic way "Seeking a Friend" subverts your typical rom-com tropes is that the relationship at the center of the film isn't—at least according to Knightley —a romantic one. It's just about sex.

Her character, Penny, and Carell's character, Dodge, neighbors who have never spoken, only join forces when they're left utterly alone as the world comes to an end. Eventually, their relationship becomes something more, but Knightley would argue not much more. "I don't know that their romantic arc actually has much to do with romance in the beginning and has more to do with 'It's the end of the world, and we both want to have sex,' " she said. "I think that was sort of more what the romantic arc was hinged on, and then what it becomes is about friendship."

For such a complex on-screen relationship, chemistry between Carell and Knightley became all-the-more important, but the actress said that getting along with her co-star was never a problem. "As far as chemistry goes with Steve, he is one of the loveliest men in the entire world," she said. "He is so funny, and so courteous to everyone. He is a consummate professional. He's just a lovely, lovely man. I defy anybody not to have good chemistry with him."

Carell, who got his start as a comedian, once again shows off his dramatic chops in "Seeking a Friend," and Knightley said he is not one of the funny men who have to be on all the time.

"There are a lot of comics who are fabulous, but are relentlessly [telling] one joke after another, after another, which is completely fabulous, but when you're working, it can be kind of tricky," Knightley said. "Steve's not like that. He is incredibly funny, but he's funny in a way that makes everybody around him feel like they're funny as well. He's incredibly inclusive, but also, he's a complete professional, so he's about getting the best of everybody. If that means having a laugh and having a joke, that's what happens. If that means giving everyone space, that's what he means as well."

Obama to address Latino leaders a day after Romney

WASHINGTON (AP) ? President Barack Obama is basking in the aftermath of his breakthrough directive on illegal immigration and pressing his jobs agenda before a meeting of Hispanic leaders, one day after they gave a cool reception to GOP presidential challenger Mitt Romney and his newly softened stance on immigration.

The president was to speak to the National Association of Latino Elected and Appointed Officials on Friday near Orlando, his first speech to a Hispanic group since he decreed that many young illegal immigrants brought to the United States as children would be exempted from deportation and granted work permits valid for two years.

The immigration initiative, announced less than five months before the November elections, delighted many in the Latino community and drew renewed attention to the key Hispanic voting bloc and its potential for affecting the presidential election with its turnout and energy. Obama won 67 percent of the Hispanic vote in 2008, and aides believe he could do even better this time.

Romney, who spoke to the group Thursday, backed off the tough anti-illegal immigrant rhetoric of the Republican primaries and vowed to address illegal immigration "in a civil but resolute manner." He outlined plans to overhaul the green card system for immigrants with families and end immigration caps for their spouses and minor children.

But while he attacked Obama's new plan to ease deportation rules as little more than a "stopgap measure," he was vague about how he would treat immigrant children brought to the country illegally by their parents and refused to say whether he would reverse Obama's policy.

Obama and his advisers clearly see an advantage on the issue, and Obama was expected to draw attention to his initiative Friday and call for an overhaul of the entire immigration system. He also was expected to renew his call for Congress to pass his job creation measures, which he has proposed to pay for with tax increases on the wealthy, an idea Republicans reject outright.

Though hardly monolithic in their approach to politics, a majority of Hispanics have been voting Democratic in recent elections. But Obama risked losing some support in part because Hispanics have been hard hit by the economy. What's more, Latino leaders had also grown frustrated with Obama because he failed to deliver on his 2008 pledge to overhaul immigration and because his administration was deporting illegal immigrants in record numbers.

Then came last week's announcement, which could benefit anywhere from 800,000 to 1.4 million immigrants in the U.S., depending on separate estimates.

Obama was to speak about two hours after Sen. Marco Rubio, R-Fla., who has been promoting a plan that would have dealt with young illegal immigrants in a similar fashion to what Obama accomplished administratively. Rubio's effort was a response to Democratic legislation, called the DREAM Act, that would have created a path to citizenship for some children of illegal immigrants.

Rubio, mentioned as a possible running mate for Romney, criticized Obama's policy, saying it ignored the Constitution and bypassed Congress. Romney has said he was studying Rubio's proposal but has not endorsed it.

During the Republican primaries, Romney said he would veto the DREAM Act ? formally the Development, Relief and Education of Alien Minors Act ? and complete a 2,000-mile border fence with Mexico to help stem illegal immigration.

Obama senior campaign adviser David Axelrod this week said Romney is "hopelessly twisted" on the issue of immigration. "He went as far to the right as he could in the primaries in order to become the nominee," Axelrod said. "Now he's desperately looking for a way out."

Romney seized on the temporary status of Obama's plan as his prime criticism. The Republican also vowed to offer illegal immigrants who serve in the military "a path to legal status," which the campaign says ultimately could allow for full citizenship.

But Romney's campaign could not immediately detail how many immigrants might be affected by his policies. Nor could they detail which would require legislative action.

"Despite his promises, President Obama has failed to address immigration reform," Romney said. "For two years, this president had huge majorities in the House and Senate ? he was free to pursue any policy he pleased. But he did nothing to advance a permanent fix for our broken immigration system. Nothing. Instead, he failed to act until facing a tough re-election and trying to secure your vote."

Romney also told the Latino officials that he would do away with Obama's signature health care law. Often a huge applause line with his audiences, his declaration prompted just a few to clap and one person in the audience booed.

Obama's campaign, which doesn't draw much attention to the health care law on the campaign trail, has made it a top issue in Spanish-language ads, targeting an audience that is among the most uninsured in the country.

A video of a 68-year-old school bus monitor being mercilessly taunted by seventh-graders became a rallying point against bullies Thursday, with a fund for the New York state grandmother raising at least $380,000 and a deluge of people demanding harsh punishment for the boys.

Police said Karen Klein does not want her young tormenters to face criminal charges, partly because of the storm of criticism leveled at the boys from the Rochester suburb of Greece after the video went viral.

"They've received death threats," Greece Police Capt. Steve Chatterton said Thursday. "Their families have been threatened. We have custody of one of their cellphones, and he had over 1,000 missed calls and 1,000 text messages threatening him. And he's 13 years old. That must stop."

The verbal abuse was captured in a 10-minute cellphone video recorded Monday by a student of Athena Middle School in suburban Rochester and later posted to YouTube. The video shows Klein trying her best to ignore the stream of profanity, insults and outright threats directed at her.

One student taunted: "You don't have a family because they all killed themselves because they don't want to be near you." Klein's oldest son killed himself 10 years ago.

Eventually, she appears to break down in tears.

"You want to jump into that bus and you want to grab those kids and say 'Knock it off!' And you want to hold her," said Amy Weber, a 43-year-old independent filmmaker from the Detroit area who pledged $100 Thursday through the international crowd-funding site Indiegogo.com.

"I think we hear about bullying every day and we become a little desensitized to it. This puts it in our face," said Weber, who is making a feature film about a bully.

Klein told NBC's "Today" show Thursday that it took "a lot of willpower" not to respond to the jeers from the four boys riding the bus operated by the Greece Central School District. Klein said she was "amazed" at the support she received.

"I've got these nice letters, emails, Facebook messages," she said. "It's like, wow, there's a whole world out there that I didn't know. It's really awesome."

She said she hopes the parents will talk to their children about being "a little more respectful."

Klein did not immediately return a call from The Associated Press.

The video logged more than 2 million views by Thursday evening, breaking hearts and raising passions of people who recalled bullying in their own pasts. The fundraiser set up on Indiegogo.com shattered its goal of raising $5,000 to send the grandmother of eight on a "vacation of a lifetime." Thousands of people donated, many in denominations of $20 or less.

"I don't see how anyone can watch that and not be touched by it. It made me realize ? and I posted on my Facebook wall ? that sticks and stones may break my bones but words will still hurt you no matter how old you are," said Deana Rock, a 42-year-old marketing professional from Williston, Vt., who pledged $30.

Rock said she was moved to tears by the video and donated the money so Klein would not have to get back on the bus.

Police in the suburb of Greece had to step up patrols near the houses of the four boys and said they had received several threatening hoax calls from people. The boys had not yet apologized to Klein as of Thursday afternoon, though police said they regretted their acts and their parents are cooperating.

The district apologized to Klein and will discipline all four students.

The swell of support for Klein follows a recent surge in awareness of bullying that has brought the issue from the classroom to the stage and screen to the White House.

In September, after 14-year-old Jamey Rodemeyer of suburban Buffalo killed himself after complaining about being bullied about his sexuality, pop singer Lady Gaga decried the loss of another life to bullying, tweeting to millions of followers that she'd take her concerns to President Barack Obama.

This year, the White House held a conference on bullying prevention, estimating that it affects 13 million students, or about a third of those attending school. Obama said he hoped to "dispel the myth that bullying is just a harmless rite of passage or an inevitable part of growing up."

In April, the documentary film "Bully" examined the problem by following five kids over the course of a school year.

Ceiling fans are now required to feature a reverse motor and airflow switch, allowing you to operate the fan year-round. The control is usually found on the fan's housing. In the summer, the blades should rotate in a counter-clockwise direction. This direction creates a downdraft, making you feel cooler. In the winter, the blades should rotate in a clockwise direction. This direction creates an updraft that forces the warm air near the ceiling down into the room. The air at the ceiling of a room is 15 degrees warmer than that on the floor. Getting this warmer air down to floor level creates comfort at a lower thermostat setting. To avoid wind chill with winter warming, operate the fan on low speed. Nuns Come Out Swinging Against GOP Budget Cuts During Bus Tour

DES MOINES, Iowa (The Blaze/AP) ? A group of Roman Catholic nuns who have come under fire aren?t quieting down. In fact, they?re doing quite the opposite, as they began a nine-state bus tour on Monday protesting proposed federal budget cute. The women said they weren?t trying to flout recent Vatican criticisms of socially active nuns but felt called to show how Republican policies are affecting low-income families.

The tour was organized by Network, a Washington-based Catholic social justice group criticized in a recent Vatican report that said some organizations led by nuns have focused too much on economic injustice while failing to promote the church?s teachings on abortion and same-sex marriage. The Vatican asked U.S. bishops to look at Network?s ties to another group of nuns it is reorganizing because of what the church calls ?serious doctrinal problems.?

Sister Simone Campbell, Network?s executive director, while the tour may appear to have been organized to counter recent criticism of social activist nuns by the Vatican and American bishops, it was not. The timing was in response to consideration of the federal budget in Congress, she said.

?We?re doing this because of what?s happening on the Hill,? she told The Associated Press in an interview. ?We?re desperate to get the word out, that?s why we?re doing it now.?

But if the 14 nuns who will rotate on and off the bus during the next two weeks weren?t trying to counter the Vatican, they likely did little to ease its concerns about social activism.

The tour kicked off with a rally that had the feel of a political event. About 20 supporters brought flowers and balloons and sang, ?Alleluia,? as the nuns boarded a modern tour bus decorated with bright-colored graphics.

While the nuns say they aren?t opposing any specific Republican candidate, they plan stops at the offices of several closely tied to the budget process, including House Speaker John Boehner of Ohio, and Wisconsin Rep. Paul Ryan, the architect of the House-passed budget. Their first stop Monday was Rep. Steve King?s office in Ames. The tour will end in Washington on July 2.

The mandate to crack down on socially active nuns upset some church parishioners who turned out to support the nuns.

?They want to bully these nuns and shut them down and tell them: `Get back in your place, ladies.? No, it?s not going to be that way anymore,? said Mary Ann McCoy, of Des Moines, who attends St. Ambrose Cathedral.

She said the Vatican and bishops speaking so harshly of nuns has split the church.

?They?re women of courage,? McCoy said. ?Back in the Old Testament they talked about prophets. A prophet is somebody who speaks for God and these are the things that God talked about ? injustice, the poor, the marginalized, woman. Jesus was the greatest prophet when he went out and he shook things up a lot. Well, I think the sisters are walking the walk and talking the talk and that?s what?s important to us.?

While the Vatican has criticized Network, church officials have not ordered a full-scale overhaul of it as is being done with another group, the Leadership Conference of Women Religious. After a two-year investigation, the Vatican concluded the conference had undermined Roman Catholic teaching with radical feminist themes and taken positions that undermined Catholic teaching on the all-male priesthood, marriage and homosexuality. Three U.S. bishops, including Seattle Archbishop J. Peter Sartain, have been given five years to reorganize that group.

The United States Conference of Catholic Bishops did not immediately comment on the bus tour.

Campbell said if the Vatican would talk to her group, she could explain that it was simply continuing the work on poverty and economic injustice that has been its focus for 40 years.

Father Michael Amadeo, who attended the rally and is pastor of Holy Trinity Church in Des Moines, said that although the Vatican may have issues with Women Religious, he doesn?t think the bus tour conflicts with church teachings.

?These are Catholic social teachings which we?ve had for decades,? he said. ?What they?re trying to highlight both to communities as well as legislators is what our Catholic social teachers are, and they are about not only charity work but asking the tough questions. Why are these people homeless? Why are they in shelters? Why are they on food stamps? Part of our social justice teaching is asking questions about justice.?

Amadeo said 300 people turned out Sunday night for a send-off prayer service for the nuns at his church. He said that?s an indication of support and there are plenty of people committed to working for justice and helping the poor.

?Hopefully this will be a groundswell as it heads across the nation,? he said.

Boehner?s office did not immediately respond to a request for comment on the bus tour.

King?s office responded with an email faulting ?the failed policies of President Obama and Nancy Pelosi,? vowing to repeal the president?s health care reform law and promising to pass a balanced budget amendment. The email did not say anything specifically about the nuns.

Ryan?s spokeswoman also did not mention the nuns when she responded to a request for comment by sending several Internet links to interviews and opinion pieces he?s written on the budget. One was published April 25 in the National Catholic Register and is posted on his website.

?Our budget ends welfare for those who don?t need it, but strengthens welfare programs for those who do. Government safety-net programs have been stretched to the breaking point in recent years, failing the very citizens who need help the most,? he wrote. ?? We rightly pride ourselves on looking out for one another ? and government has an important role to play in that. But relying on distant government bureaucracies to lead this effort just hasn?t worked.?

US sues to force return of dinosaur to Mongolia

(AP) ? The fossil of a dinosaur that roamed the earth 70 million years ago should be turned over to the United States by an auction house so that it can be returned to its home in Mongolia, a lawsuit brought by the U.S. government demanded Monday.

The nearly complete Tyrannosaurus bataar skeleton was imported from Great Britain to Gainesville, Fla., in March 2010 with erroneous claims that it originated in Great Britain and was worth only $15,000, according to the lawsuit filed in U.S. District Court in Manhattan.

It sold at auction on May 20 for more than $1 million even though Mongolia's president had obtained a temporary restraining order from Texas State Civil District Judge Carlos R. Cortez prohibiting its auction, the suit said. The completion of the sale was made contingent upon the outcome of any court proceedings. The suit did not identify the buyer.

James T. Hayes Jr., head of the U.S. Immigration and Customs Enforcement's Homeland Security Investigations in New York, said criminal smugglers misrepresented the fossil to customs officials when they illegally imported it into the United States.

Jim Halperin, cofounder of the The Heritage Auctions, a defendant in the lawsuit, said: "We auctioned the Tyrannosaurus bataar conditionally, subject to future court rulings, so this matter is now in the hands of lawyers and politicians."

He added: "We believe our consignor purchased fossils in good faith, then spent a year of his life and considerable expense identifying, restoring, mounting and preparing what had previously been a much less valuable matrix of unassembled, underlying bones. We sincerely hope there will be a just and fair outcome for all parties."

U.S. Attorney Preet Bharara said in a news release that the skeletal remains are "of tremendous cultural and historic significance to the people of Mongolia, and provide a connection to the country's prehistoric past. When the skeleton was allegedly looted, a piece of the country's natural history was stolen with it, and we look forward to returning it to its rightful place."

The release included a quote from Tsakhia Elbegdorj, Mongolia's president, saying he was thankful for the legal action to recover the skeleton, calling it "an important piece of the cultural heritage of the Mongolian people."

He added: "Cultural looting and profiteering cannot be tolerated anywhere and this cooperation between our governments is a large step forward to stopping it."

The lawsuit said the dinosaur's remains were believed to have been discovered in the Gobi Desert between 1995 and 2005. An auction house catalog listing of the skeleton said it measures 24-feet long and 8-feet tall, the suit said.

A June 5 examination by at least five experts specializing in bataars resulted in unanimous agreement that the skeleton was a Tyrannosaurus bataar and almost certainly originated in the Nemegt Basin in Mongolia.

One expert, Khishigjav Tsogtbaatar, head of Paleontological Laboratory and Museum in Mongolia, said in a document filed with the lawsuit that it appeared some part of the skeleton's skull and postcranium were destroyed by poachers who lacked professional knowledge about proper excavation techniques.

U.S. authorities said Tyrannosaurus bataars were first discovered in 1946 during a joint Soviet-Mongolian expedition to the Gobi Desert in the Mongolian Omnogovi Province. Since 1924, Mongolia has enacted laws declaring fossils to be the property of the government of Mongolia and criminalizing their export from the country.

To see where foxes come in, you have to look at the tick life cycle.

When deer ticks are young, they feed on small mammals like the white-footed mouse. It?s from infected rodents that the ticks pick up the bacteria that cause Lyme disease.

Foxes, of course, prey on mice and other small mammals. So fewer foxes means more mice, and potentially more disease.

To come up with that connection, researchers modeled the relative contributions of various animal populations in areas where Lyme disease is rife. And they found that, in New York State, for one, the incidence of Lyme could be directly predicted by the dearth of foxes.

The foxes were pushed out by coyotes, which have been on the rise since New York lost its wolves. Which were driven away by humans. Who now get bit by ticks.

PST: Germany-Denmark preview

Saturday?s Group A shake up cautions us against taking anything for granted, but through the first two rounds of group play, Germany looks like the tournament?s best team. Their defense has only given up one goal, striker Mario G?mez is the competition?s leading scorer, and each of their midfielders has given team of the tournament-type performances. The team seems like too much for anyone to handle, let alone Denmark.

The Danes, however, have already shown they shouldn?t be patronized with phrases like ?let alone Denmark.? They opened the tournament by taking down the Netherlands, a team ranked one spot behind Germany in the world rankings. If they can derail the Dutch, who?s to say they can?t take down the Germans?

Nobody, though the ease with which Germany dispatched the Netherlands on Wednesday shows they?re a much more formidable opponent. And when you think back to last Saturday, when the Germans had to shift gears and adopt a new approach to break through a packed in Portugal, it?s hard to imagine Germany continuously banging it?s head against the wall the way the Dutch did versus Denmark.

The Danes had a great plan for the Dutch, but they may need a couple of different plans on Sunday. Germany?s sure to have more than one trick at their disposal.

The game kicks off at 2:45 p.m. Eastern, as goes Group B?s other game, the Netherlands-Portugal. Germany wins the group with any result and can still get through with a loss in certain scenarios. For Denmark, they?re through with a win. They also advance with a draw, provided the Netherlands beat Portugal.

Side 1: Germany vs. Denmark

1. The right foundation

Niki Zimling looks set to start after leaving in the first half against Portugal. Paired with William Kvist in front of the back four, they?ll be Denmark?s first line of defense against the German midfield: Mesut Ozil, Bastian Schweinsteiger, and Sami Khedira. That trio has been allowed to control each of their first two games. Zimling and Kvist will get the?unenviable?task of holding them at arm?s length.

Outnumbered two against three, Zimling and Kvist will need help. That?s where Christian Eriksen comes in. The 20-year-old Ajax star had been largely invisible this tournament. He started turning up in the second half against Portugal, but he has still failed to meet the expectation that he?d be one of the competition?s breakout stars.

On Sunday, his defensive contributions are going to be as important as his passing. Germany will send one of Schweinsteiger or Khedira forward in the attacking phase. Eriksen needs to track back onto the sitter, else Germany will be lay siege to Denmark.

2. The same every time

Denmark central defenders Daniel Agger and Simon Kjaer were better against Portugal than they were against the Netherlands. Strangely, Denmark gave up three to the Portuguese while keeping a clean sheet against the Dutch.

Goal totals aside, Morten Olsen needs his best effort from his central pair if Denmark can contain Mario G?mez. Germany?s striker has three goals in two games operating exclusively within the width of the 18-yard box, where Agger and Kjaer are expected to neutralize the opposition. Between Thomas M?ller?s crossing and ?zil?s creativity in the middle, G?mez?s going to get plenty of service.

source:  Denmark needs the pair that faced Portugal to show up on Sunday. If they get beaten as many times as they were by the Dutch, Germany will win.

3. A little more ruthless

You don?t want to look six points in the mouth, but there has been a bit of a fade at the end of each of Germany?s games. Portugal pushed hard for a goal at the end of the opener, while Mats Hummels let Robin van Persie bring the Netherlands back into the second game. With so many Bayern Munich players in Germany?s starting XI (seven), it?s tempting to wonder if the same attitude that allowed Chelsea to comeback in the Champions League final has carried over into the national team. It?s far too early to tell, but the symptomatology?s there.

If Germany takes another lead, it would be nice to see them be a little more ruthless. Go and get that extra goal, and once it?s yours, don?t be so willing to let the other guy decide how the rest of the match plays out.

4. New toys in my house

If Germany can build a safe lead, it?d be nice to see some of the young stars collecting dust on the bench get a run out. Mario Goetze and Marco Reus are part of the next wave reinforcing the national team, but they?ve also been injured for much of 2012. It?d be nice to get them some time. Twenty-one-year-old Andr? Schurrle has seven goals in 14 caps, while Borussia Dortmund?s Ilkay Gundogan?s providing yet another midfield option.

Germany has too many players for so little time. It?d be nice to see a few.
